Frozen Pipes Are a Michigan Winter Problem—But They’re Preventable

Here in Michigan when temperatures drop, frozen pipes are one of the most common (and expensive) winter headaches for homeowners. The good news? A few simple steps can dramatically lower your risk.  Here's a few ways to prevent having to suffer though the aftermath of a broken pipe.

Keep your home’s temperature consistent, even when you’re away. Turning the heat way down overnight or while traveling can save a few dollars but it also puts your plumbing at risk. A steady indoor temp keeps warm air moving where pipes exist.  I recommend a minimum temperature of 58 degrees if you go out of town or don't use certain areas of your home.

During extreme cold, let faucets connected to exterior walls drip slightly. Moving water is less likely to freeze, and that small drip can prevent big damage.  I know it sounds silly, but seriously - a small drip every few seconds can absolutely prevent pipes freezing and bursting.

Open cabinet doors under sinks on exterior walls. It sounds simple, but it lets warm air reach vulnerable pipes when it matters most, especially in older homes.  If it's in a basement, leaving cabinet doors open and putting in a small heater can make a huge difference.

Insulate exposed pipes in basements, crawl spaces, and garages, and seal drafts where cold air sneaks in. Foam insulation and a little caulk go a long way in Michigan winters.  Or, if given the opportunity, look into pex pipes which are burst resistant.  Pex pipes can freeze but are much less likely to burst as compared to copper pipes.  Here's a great video from This Old House, one of my favorite shows:

Finally, know where your main water shutoff is. If a pipe ever freezes or bursts, quick action can save thousands.

Winter is hard enough and your house shouldn’t make it harder. A little preparation now keeps things running smoothly all season.
